Instagram post Houston homeowners this is something you’ll want to keep on your radar… FEMA has released draft flood maps for Harris County, and they plan to expand the number of homes considered in a floodplain - by up to 43% in the 100 year. That doesn’t mean changes happen tomorrow, but it does mean some properties may eventually see new flood insurance requirements. The good news: These maps are still drafts and likely won’t take effect until around 2028, which gives homeowners time to plan ahead. A few smart things to consider now: • Check your property’s proposed flood zone • Consider flood insurance early if you’re near a boundary • An elevation certificate can sometimes help with insurance pricing - we highly suggest looking into this • There may be private flood insurance options available Houston’s landscape is always evolving, and staying informed is the best way to protect your investment. If you want help checking your property or understanding what this could mean for resale value, send me a message and I’m happy to take a look. The Burton Group, Powered by Compass Instagram post Houston luxury real estate isn’t slowing down — it’s normalizing. Single-family homes are sitting a little longer but still selling close to list price, while townhomes have shifted into buyer-advantage territory. If you’re thinking about buying or selling in 2026, strategy matters more than ever. Pricing, prep, and negotiation are making the difference between “just listed” and “just reduced.” Want to know what this means for YOUR home value or buying power? Send us a message and we’ll break it down for your neighborhood. The Burton Group, Powered by Compass Instagram post This isn’t a “move-in ready” house. It’s a revive-it-and-make-it-yours opportunity. 3,200+ square feet. A large lot. In Shepherd Park Plaza. 10 minutes to The Heights. 20 minutes to Downtown. Strong appreciation over the last decade. An active civic association. Community events all year long. The bones are here. The space is here. The upside is here. If you’ve been waiting for the right project in the right neighborhood — this might be it. 📍1043 Martin | Shepherd Park Plaza The Burton Group, Powered by Compass
