You are almost there. The final days before closing are about confirming the details, preparing for possession, and making sure your transition into your new home goes smoothly.
Schedule Utilities & Home Services
Before closing, you will want to arrange for utilities and essential home services to be transferred into your name effective on the date you take possession.
Depending on the property, this may include electricity, gas, water, internet, security, and other services. We will help point you toward the appropriate providers and remind you when it is time to make the switch.
Complete Your Final Walkthrough
Shortly before closing, we will complete a final walkthrough of the property.
This is our opportunity to confirm that the home is in the expected condition, agreed upon repairs have been completed when applicable, items included in the sale remain at the property, and the home is ready for you to take possession.
Closing
At closing, you will sign the documents necessary to complete your purchase. Your title company and lender, when financing is involved, will provide the final figures and instructions for any funds needed to close.
Always independently verify wiring instructions with the title company before sending funds. Wire fraud is a serious risk in real estate transactions, and wiring instructions should never be changed or trusted based solely on an email.
We will stay involved through closing and help coordinate with your lender and title company if any last minute questions arise.
Funding & Possession
Signing your closing documents does not necessarily mean it is time to grab the keys just yet.
The transaction must first fund, meaning the title company has received and confirmed all required funds and has authorization to complete the transaction. Possession is then delivered according to the terms of your contract.
We will let you know as soon as funding has been confirmed and it is officially time to take possession of your new home.
After Closing
There are still a few important things to take care of once the home is officially yours.
If the property is your primary residence and you qualify, you can apply for a residential homestead exemption through your county appraisal district. This can reduce the taxable value of your home and provide other property tax protections.
You should also confirm that the appraisal district has updated its ownership records after your purchase. If your name has changed or the ownership information needs to be corrected, you can submit the appropriate request directly with the appraisal district.
We will provide guidance on where to file and remind you about these important post-closing steps.
